Fairfield Council Updates — August 2026
How multi-million dollar construction updates, park renewals, and award-winning town activations are transforming our local suburbs.
While the Services Committee looks at the day-to-day operations of our local facilities, the Outcomes Committee is where the physical transformation of our streets, parks, and town centres is planned and approved. I've analyzed the latest agenda and minutes from the 11 August 2026 meeting to bring you the key updates affecting your neighborhood.

🏗️ Major Projects: Showground & Park Upgrades
Council's major capital works program is progressing rapidly, though escalating construction and material costs continue to be closely monitored by project teams.
Fairfield Showground Community & Events Centre (FCEC)
This landmark facility is moving closer to reality. A contractor has been appointed to build the new roads, car parks, and underground services. Significant civil works commenced on 3 August 2026, which will temporarily reduce parking and alter traffic flow on-site for the next six months.
To minimise disruption to the Saturday Markets and major events, a temporary two-way access road is being established. The main building construction tender closed on 30 June 2026 and is currently under evaluation, with the head contractor expected to be appointed in October 2026.
Brenan Park Playground (Smithfield)
The detailed design for the highly anticipated Brenan Park upgrade is 100% complete. This major project will feature a state-of-the-art playground, an off-leash dog park, a basketball court, and tree-lined walking paths with improved lighting.
Because the playground is being built over a former landfill site, Council is finalising a Remediation Action Plan (RAP) with the NSW EPA. Tenders for construction are scheduled to be released in September 2026, with construction on track to commence in January 2027.
Bold Park Remediation & Playground (Cabramatta)
Excavation works are complete, and a contamination clearance certificate has been issued. Installation of the pre-procured play equipment is set to begin in the coming weeks, with the entire project on track for completion in September 2026.
Avenel Park (Canley Vale) — Stalled
While the main playground was completed and opened in late 2024, the final phase—including the outdoor gym, exercise node, and Ninja Warrior course—remains stalled. The project is currently awaiting an Aboriginal Heritage Impact Permit (AHIP) from Heritage NSW before outstanding works can proceed.
🏆 Award-Winning Town Centre Activations
Our local town centres are getting state-wide recognition! On 4 June 2026, Council’s Major Events and Place teams took home major honours at the NSW Local Government Excellence Awards:
The Crescent Plaza (Fairfield City Centre) Update
The Crescent Plaza was temporarily closed on 7 April 2026 due to persistent antisocial behaviour. Council's Place team is currently working on a long-term strategy to reopen the plaza for Summer, shifting it from a passive space to an active community hub in partnership with local Police. Site maintenance, tree pruning, and lighting upgrades are currently underway to improve safety and visibility.
📈 Strong Financial Performance & Investments
Council's finance team delivered a highly positive monthly investment report for July 2026 during the Fairfield Council Updates for August 2026, ensuring local ratepayer funds are being managed safely and productively.
| Metric | July 2026 Performance |
|---|---|
| Total Portfolio Value | $234,353,334 |
| Marked-to-Market Return | 5.13% p.a. (vs. Bank Bill Index 4.51% p.a.) |
| Monthly Interest Income | $1,031,333 |
| 12-Month Return Rate | 4.44% p.a. (vs. Benchmark 3.94% p.a.) |
This strong yield is helping fund the major infrastructure and community projects currently rolling out across the LGA without relying solely on rate increases.
📋 Streamlining Local Governance: Redundant Policies Rescinded
As part of an ongoing internal audit to cut red tape and ensure administrative efficiency, Council officially voted to rescind two outdated planning policies:
1. Planning Decisions Policy (Adopted May 2009)
This policy required Council to provide reasons when a decision to approve or refuse a Development Application (DA) was made contrary to staff recommendations. It is now redundant because Councillors are no longer involved in determining individual DAs. All DAs are now determined independently by the Fairfield Local Planning Panel (FLPP) or authorised council staff under strict delegation.
2. Large Lot Policy (Adopted May 2015)
This policy established the criteria by which Council would consider planning proposals for medium-density housing on larger lots within R2 Low-Density zones. This is now redundant as its objectives have been fully integrated into the modern Fairfield Local Environmental Plan 2013 and the Fairfield City Wide Development Control Plan 2024.
