Is Green Valley a good suburb? The short answer
Green Valley NSW 2168 is a good suburb for families and owner-occupiers who drive. Houses sell for about $1.2 million, most homes are owner-occupied, and Liverpool is around 6 km away. It suits buyers less well if you rely on public transport or want fast short-term growth.
At Gregory Property Agents, we sell and manage homes across Green Valley and the surrounding 2168 suburbs. Below you’ll find prices with their sources and dates, the downsides most suburb profiles skip, and how Green Valley stacks up against Busby, Heckenberg, Hinchinbrook and Cartwright next door.
Where exactly is Green Valley, and why does the name cause confusion?
Green Valley is in the City of Liverpool, about 39 km west of the Sydney CBD (Wikipedia). Liverpool station is roughly 6 km away (Postcodes Australia). Its neighbours are Hinchinbrook, Busby, Heckenberg, Bonnyrigg, Bonnyrigg Heights, Cecil Hills, Cecil Park and Middleton Grange.
Here’s the part most suburb profiles leave out.
“Green Valley” used to mean a much bigger area. Between 1961 and 1965 the NSW Housing Commission built the Green Valley Housing Estate, the largest single housing scheme attempted up to that time. It spread across what are now Busby, Heckenberg, Cartwright, Miller, Sadleir, Ashcroft and parts of Hinchinbrook and Mount Pritchard. The present-day suburb of Green Valley was established in 1973 (Wikipedia).
That’s why you’ll still hear “Green Valley” used loosely for the whole area. Today’s suburb is a smaller, separate place with its own character.
You’ll notice the street layout too. Roads curve with the land instead of running in a grid, and many carry Aboriginal names like Arunta and Naranghi. Others are named after birds and animals: Cockatiel Circuit, Falcon Circuit, Kangaroo Close. Expect cul-de-sacs, quiet loops, and a few wrong turns in your first month.
What do Green Valley house prices and rents look like in 2026?
Budget for about $1.2 million for a house and around $660–700 a week in rent. Those are the honest middle figures, but you’ll see slightly different numbers depending on where you look.
| Source | Median house | 12-month change | House rent / week | Data period |
| propertyvalue.com.au (Cotality) | $1.2M (sale price) | +3.9% | $660 | Last 12 months, checked Oct 2026 |
| OnTheHouse (Cotality) | $1,216,181 (estimated value) | not shown | $700 | As at 30 June 2026 |
Why don’t they match? A sale median is the middle price of houses that actually sold. An estimated value is a computer valuation of every house in the suburb, sold or not. Neither is the same as what your particular home would fetch.
The number to watch is the 12-month change. Cotality’s sale data shows Green Valley houses up 3.9% on 108 sales. That’s slow, and we’ll come back to it in the comparison below.
What does that look like on the ground? Here are recent verified Green Valley sales, sourced from Pricefinder and NSW Valuer General data.
| Address | Sale price | Sale date | Config | Land |
| 32 Lindeman Cres, Green Valley | $1,920,000 | Apr 2026 | 5 bed / 4 bath / 2 car | 782 m² |
| 18 Whitsunday Cct, Green Valley | $1,600,000 | Jul 2026 | 2 bed / 1 bath / 2 car | 700 m² |
| 20 & 20A Currawong St, Green Valley | $1,510,000 | Jun 2026 | 6 bed / 2 bath / 1 car | 635 m² |
| 24 Coronation Dr, Green Valley | Price withheld* | Jul 2026 | 5 bed / 3 bath / 2 car | 522 m² |
| 43 Lord Howe Dr, Green Valley | $1,262,500 | Jul 2026 | 4 bed / 2 bath / 2 car | 701 m² |
*Where requested by the vendor, sale prices are withheld from public display.
Two things stand out. A two-bedroom home on 700 m² in Whitsunday Circuit sold for $1.6M, a price that reflects the land more than the house. And a property with two dwellings, like 20 & 20A Currawong Street, sits well above the suburb median. In Green Valley, block size and what you can build often matter as much as the home itself.
Units rarely come up here; this is a house market.
For investors, the maths is tight. At $660 a week on a $1.2M house, the gross yield is about 2.9% before costs.
What kind of homes will you find?
Mostly freestanding houses. At the 2021 Census, 82.1% of occupied homes were standalone and 17.0% were semi-detached or townhouses (ABS 2021 Census).
Here’s a difference buyers miss. A lot of Green Valley’s housing is newer than its neighbours’. Many of the suburb’s small strata plans were registered in the 1990s (StrataChecks). Next door in Busby, Heckenberg and Cartwright, it’s common to see houses from the original 1960s estate. That age gap is a big part of the price gap.
Blocks commonly run around 520–700 m². Big enough for a backyard. Often big enough for more.
Can you add a granny flat?
Often, yes, and it’s the question investors should ask first. A granny flat earning its own rent on top of the main house changes the yield maths completely.
Whether your block qualifies depends on its size, frontage and zoning. Roughly a fifth of Green Valley is zoned R3 Medium Density (Landchecker), which can open up duplex options too. Check the specific lot on the NSW Planning Portal or with Liverpool City Council before you pay a premium for “granny flat potential”.
If you’d rather not deal with two sets of tenants yourself, our property management team looks after investment properties across the 2168 area.
Schools, transport and shopping: what’s actually nearby?
Schools
The government schools most Green Valley addresses fall near are Green Valley Public School (K–6), Busby West Public School and James Busby High School (7–12). Minarah College is the nearby private option.
A bit of trivia: the first Green Valley school opened in 1882 and started life in a large tent (Wikipedia).
Don’t buy on a school name alone. Catchment lines cut through the suburb, so check the exact address on the NSW Department of Education’s School Finder.
Transport
This is Green Valley’s weak spot, so let’s be blunt. There’s no train station. Liverpool station is about 6 km away, and most people drive to it or catch a bus.
The main bus routes are the 805 (Cabramatta – Bonnyrigg – Green Valley – Liverpool) and the 804, which connects towards Fairfield and the Bonnyrigg T-way station for Parramatta. Check current timetables on Transport for NSW before you plan a daily commute around them.
By car, the CBD is around 45 minutes away outside peak hour. In peak, allow a lot more.
One change worth watching: Western Sydney International Airport opens to passengers on 25 October 2026 (Department of Infrastructure, Transport, Regional Development, Communications, Sport and the Arts). The Sydney Metro airport line won’t be running at opening, so for now it’s a drive. Green Valley is one of the established suburbs between Liverpool and the airport. We wouldn’t pay extra for that today, but it’s a long-term plus for local jobs. More in our guide to Western Sydney Airport and property values.
Shopping, health and parks
The Valley Plaza is the local centre. It sits on the old Liverpool City Speedway site, next to the library and community hall (Wikipedia). Green Valley Village Shopping Centre covers day-to-day shopping, and Westfield Liverpool and Liverpool Hospital are each about 12–15 minutes’ drive.
For green space, the suburb has 18 parks covering about 11.6% of its area (OnTheHouse). Green Valley Police Station on Wilson Road is open 24 hours (NSW Police).
The honest pros and cons of living in Green Valley NSW
What Green Valley gets right
Space for the money. Around $1.2M buys a freestanding family house on a decent block, often with room for a granny flat.
Mostly owner-occupiers. At the 2021 Census, 69.3% of homes were owned or being paid off, higher than the national average (ABS 2021 Census). Compare that with Busby and Cartwright next door, where fewer than half of homes are owner-occupied.
Liverpool on your doorstep. Hospital, Westfield, the station and Liverpool’s city centre are all within about 15 minutes.
A long-established, multicultural community. Plenty of families have been here for decades, and the local shops and food reflect a wide mix of cultures.
What it gets wrong
You’ll need a car. No station, and buses that work for some trips but not most commutes.
Growth has lagged lately. Green Valley’s 3.9% annual rise is well behind its cheaper neighbours (see the table below). Good for buyers right now. Less good if you’re counting on a quick flip.
Thin yields. Under 3% gross on a house alone. Investors really need a granny flat or a second dwelling to make the numbers work.
Employment figures trail the average. Unemployment was 7.5% at the 2021 Census, above the national rate (ABS 2021 Census). That’s five years old now, but it’s still the latest official figure.
Who Green Valley is not a good fit for
- Anyone commuting to the CBD by train every day.
- Yield-first investors who won’t add a second dwelling.
- Buyers who want a café strip or nightlife a short walk away.
- First home buyers who want a brand-new build. Newer estates further west, like Elizabeth Hills, suit that better.
For everyone else, especially families upgrading from a unit or a smaller house in Liverpool, Fairfield or Cabramatta, it deserves a serious look.
Green Valley vs Busby, Heckenberg, Hinchinbrook and Cartwright
Green Valley is the dearest of the five on sale price, and it grew the slowest last year. That’s the trade-off in one line.
| Suburb | Median house sale price | 12-month change | Median house rent / week | Owner-occupied (2021) |
| Green Valley | $1.2M | +3.9% | $660 | 69.3% |
| Hinchinbrook | $1,163,750 | +10.8% | $710 | 74.7% |
| Heckenberg | $1.1M | +21.0% | $615 | about 48% |
| Busby | $1,025,000 | +13.8% | $580 | 44.7% |
| Cartwright | $995,000 | +15.7% | $570 | 34.2% |
Prices, change and rent: Cotality data via propertyvalue.com.au, last 12 months, checked October 2026. Owner-occupancy: ABS 2021 Census.
So which one?
Hinchinbrook is the closest like-for-like. Similar prices, even more owner-occupiers, stronger growth last year, and its own shopping village. If you love Green Valley but miss out, look here next. Talk to our real estate agent in Hinchinbrook.
Heckenberg is small, about 0.9 km², and was part of the original 1960s estate (Wikipedia). It’s grown fastest of the five, off a lower base. Expect older homes. See our Heckenberg real estate agent page.
Busby saves you around $175,000 on the median, with more renters in the mix. That’s a sensible entry point for first home buyers prepared to renovate. More from our real estate agent in Busby.
Cartwright is the cheapest of the five and the most rental-heavy, at about a third owner-occupied. It’s the lowest-cost way into the 2168 postcode, though its yield (about 3%) is no better than its neighbours’. Details on our Cartwright real estate agent page.
Our view: if you can stretch to Green Valley and you’re staying ten years or more, the newer housing and owner-occupier streets justify the premium. If you’re buying for growth over the next three to five years, the cheaper neighbours have the better recent momentum.
Why local knowledge matters in Green Valley
Suburb data gives you averages. Selling or buying a specific home takes someone who knows the streets. BJ Gregory is a second-generation agent based right here in Green Valley, with over 20 years working across the streets, schools and communities of Green Valley, Liverpool, Fairfield and South-West Sydney.
If you’re buying or selling here, work with a real estate agent in Green Valley who knows these streets, not just someone who covers “South West Sydney”.
Green Valley FAQs
Is Green Valley NSW safe?
We won’t give you a vague “it’s fine”. Check the suburb’s actual numbers on the NSW Bureau of Crime Statistics and Research (BOCSAR) website and compare them with Liverpool and NSW as a whole. Green Valley has a 24-hour police station on Wilson Road.
How far is Green Valley from the Sydney CBD?
About 39 km. Allow around 45 minutes by car outside peak hour, and considerably longer in peak.
Does Green Valley have a train station?
No. The nearest is Liverpool station, about 6 km away. Buses such as the 805 connect the suburb to Liverpool.
What is the median house price in Green Valley?
Around $1.2 million. Cotality data put the 12-month median sale price at $1.2M (checked October 2026), and its estimated median value at $1,216,181 as at 30 June 2026.
Is Green Valley a good place to invest?
For long-term capital growth, it’s reasonable. For yield, a house alone returns under 3% gross, so the numbers work best with a granny flat or a dual-occupancy site.
