If you want a newer home on a settled street where most people own their house, and your budget reaches $1.2M, buy in Green Valley. If you want a foothold in 2168 for about $175,000 less, and you don’t mind an older home you can improve, Busby is the better buy.
That’s our honest answer to Green Valley vs Busby. Busby has had the faster 12 months on paper; Green Valley has the newer housing and far more owner-occupiers.
The two suburbs sit side by side in the Liverpool City Council area. BJ Gregory, our Director, is a second-generation agent based in Green Valley who has worked these streets for over 20 years. This is a comparison, not a suburb profile; for daily life and history, read our Green Valley suburb guide and our Busby suburb guide.
Is Green Valley or Busby better to buy in?
Neither is better for everyone. Green Valley suits buyers who want newer housing and a high share of owner-occupiers, with a median house price of $1.2M. Busby suits buyers who want land in 2168 for about $175,000 less, with a $1,025,000 median and stronger 12-month growth, and are open to renovating.

What does your budget buy in each suburb?
Start with the gap. Busby’s median house price is $1,025,000. Green Valley’s is $1.2M. That’s about $175,000 between the two middle sales.
On a real loan, $175,000 is a renovation or a noticeably smaller mortgage.
Green Valley’s range is wide, too. Recent verified sales run from $1,262,500 for a four-bedroom home on 701 m² (July 2026) to $1,920,000 for a five-bedroom home on 782 m² (April 2026), according to Pricefinder and NSW Valuer General data. Even the cheapest of those sales sits above both suburb medians, so a buyer working to a Busby-sized budget will usually find more choice in Busby.
Work out your ceiling first, then see which suburb gives you more choice under it. For more numbers, see our 2168 property market update and our report on the Busby property market.
Busby grew 13.9% in a year. Does that make it the better buy?
Not on its own.
Busby’s median rose 13.9% over the last 12 months, against 3.9% in Green Valley. That’s a real result, and Busby homes sold quickly too, at an average of 24 days on market.
Two caveats, though. One year is not a trend. And Busby’s figure rests on 60 house sales, while Green Valley’s rests on 108. With fewer sales, a run of renovated homes or bigger blocks in one year can lift the median more than it would in a busier suburb. The number tells you Busby had a strong year. It doesn’t tell you what happens next, and we won’t pretend it does.
Older homes with upside, or newer homes ready to move into?
This is the real difference between the two suburbs, more than price.
Much of Busby’s housing dates from the NSW Housing Commission era of the 1960s and 70s, when the area was built to give working families a home of their own. For many buyers today, one of those houses is a starting point: live in it now, renovate in stages, or rebuild later.
Green Valley has a good share of newer housing, including many small strata plans registered in the 1990s. That means more homes you can move straight into, including townhouses and villas in small strata schemes. Before buying one, read the strata report: levies, the sinking fund and any by-laws that limit extensions.
Thinking about a granny flat?
Don’t assume, on either side of the border. Whether a lot can take a secondary dwelling depends on its size, frontage and other site controls. Check the lot on the NSW Planning Portal and with Liverpool City Council before you factor rent from a granny flat into your numbers.
Do Green Valley and Busby share schools?
Partly, and the names don’t help.
Busby Public School is in Busby. Green Valley Public School is in Green Valley. But Busby West Public School and James Busby High School are both located in Green Valley, despite their names.
More important: catchments follow streets, not suburb lines. The suburb on the listing tells you nothing certain about your local school. Put every address you’re serious about into the NSW Department of Education School Finder before you make an offer, not after.
How do you get around without a train station?
Neither suburb has a train station. Both rely on Liverpool station, and on buses to get there.
The biggest change this year is on the Liverpool–Parramatta T-way. From 21 June 2026, Transport for NSW renumbered the T80 as route 80 and added it to the All-Day Frequent Network, with buses every 10 minutes or better during the day, every 20 minutes or better early and late, and services 24 hours a day, seven days a week. Route 80 serves the T-way alongside Busby.
Local routes also connect both suburbs with Liverpool, Fairfield, Cabramatta and Parramatta. Routes across South West Sydney changed in June 2026, so check the current ones on the Trip Planner rather than relying on older maps.
For a daily commuter, the useful question isn’t which suburb you’re in. It’s how far your front door is from a frequent bus stop. Check current timetables on transportnsw.info before you commit.
Owner-occupiers vs renters: what changes on the street?
In the 2021 Census, 69.3% of Green Valley homes were owner-occupied, compared with 44.7% in Busby.
In plain terms, more of Busby’s homes are rented. Streets with more owners tend to see fewer moves each year. Streets with more renters can change faster as homes are sold and rebuilt. Neither is a judgement on the people who live there; it’s about whether you want a street that’s settled now or one that’s still changing.
On safety, we don’t make claims either way. Compare both suburbs yourself using BOCSAR’s crime statistics, which are published by suburb.
Which suburb suits investors?
Gross yields are almost identical: about 2.9% in each. Green Valley rents higher, at a median of $660 a week against $580 in Busby, but you pay more to get in.
So the decision comes down to entry price and land. Busby asks for less up front, and more of your money sits in the land, with an older home’s maintenance to budget for. Green Valley gives you newer stock and higher rent; check strata costs on townhouses and villas. If you’d like someone local to look after the tenancy either way, see our property management service.
Choose Green Valley or Busby: a quick checklist
Choose Green Valley if…
- your budget reaches the $1.2M median or above
- you want a newer home you can move into without a renovation
- a street where about seven in ten homes are owner-occupied matters to you
- you’re open to a townhouse or villa and happy to read the strata report
Choose Busby if…
- you’d rather keep about $175,000 in hand, or spend it on the house
- you’re comfortable renovating, extending or rebuilding an older home
- land matters more to you than a new kitchen
- living near the T-way and route 80 suits your commute
- you’re an investor who wants the lower entry price at the same yield
The streets matter more than the suburb name
Drive from one suburb to the other and you won’t notice the border.
What does change, sometimes within a few hundred metres, is the school catchment, the age of the homes and the walk to the nearest bus stop. Green Valley’s own recent sales show the point: from $1,262,500 to $1,920,000, a spread far wider than the $175,000 between the two suburbs’ medians.
That’s why BJ always tells buyers to shortlist streets, not suburbs. If you’d like that conversation with someone on the ground, talk to a real estate agent in Green Valley or a real estate agent in Busby who knows both sides of the line.
