Heckenberg suits families and first home buyers who want a freestanding house on its own block in the Liverpool area, at a median house price of about $1.1 million. The trade-off is the car: there’s no train station in the suburb, and most of the shops you’ll use sit just over the border in neighbouring suburbs.
So, is Heckenberg a good place to live? We’re Gregory Property Agents, an independent agency based in Green Valley, right next door. BJ Gregory, our Director, is a second-generation agent who has spent more than 20 years working these streets, schools and communities. Here’s how we’d answer that question for a friend.
Is Heckenberg a good place to live? The short answer
Yes, for the right buyer. Heckenberg is a small, established suburb in Sydney’s south-west where most homes are freestanding houses, and the median house price sits around $1.1 million. It suits families and first home buyers who drive and value space over walkability. Train commuters should weigh the bus trip to Liverpool first.
Where is Heckenberg NSW 2168, and how small is it?
Heckenberg sits in the Liverpool City Council area, postcode 2168, surrounded by Busby, Sadleir, Ashcroft, Mount Pritchard and Green Valley. It covers about 0.9 km² and had 3,263 residents at the 2021 Census (ABS). That’s small. Smaller than Busby, a lot smaller than Hinchinbrook.
You’ll notice many street names borrow from the Snowy Mountains: Jindabyne, Eucumbene, Adaminaby, Guthega.
Heckenberg was part of the original 1960s Green Valley Housing Commission estate, and it takes its name from a pioneering family who settled in the area before 1840 (Wikipedia). We’ve told the estate’s full story in our Green Valley suburb guide.
What do houses cost in Heckenberg?
The median house price in Heckenberg is $1,050,000 (shown rounded as $1.1M), up 16.3% over the last 12 months. The median house rent is $630 a week, from 23 house sales over the year (Cotality data via propertyvalue.com.au, houses, last 12 months, checked 9 October 2026).
That puts Heckenberg mid-pack in 2168: below Green Valley and Hinchinbrook, roughly level with Busby, a little above Cartwright. If Busby is also on your list, read our Busby suburb guide. For all eight 2168 suburbs side by side, see our 2168 property market update.
What the 16.3% growth does (and doesn’t) tell you
The figure is real. It also rests on just 23 house sales.
In a suburb this small, a few renovated homes or larger blocks selling in the same year can lift the median noticeably, and a quieter year can pull it back. Hinchinbrook’s median moved on 85 sales over the same period, which makes its number far steadier. Read Heckenberg’s 16.3% as evidence that buyers have been active here, with homes selling in 15 days on average. Don’t read it as a rate to expect again. We don’t forecast prices, and we’d be wary of anyone who does.
What kind of homes will you find in Heckenberg?
Houses, overwhelmingly. At the 2021 Census, 85.8% of occupied dwellings were separate houses, 7.0% were semis or townhouses and 7.2% were flats. Almost half had three bedrooms (49.3%) and another 37.7% had four or more (ABS). Expect a mix of original estate-era homes, renovated ones and newer rebuilds, and very little in the way of apartments.
Our standing advice to buyers: check the block before you fall for the backyard. Lot size, zoning, and whether a granny flat or dual occupancy might be possible can all be looked up by address on the NSW Planning Portal. Do it before the first inspection, not after the contract lands in your inbox. And treat any “granny flat potential” line in an advertisement as a question to check, not an answer.
Which schools serve Heckenberg?
Heckenberg Public School, on Jindabyne Street, is the suburb’s own K–6 primary school, and it now runs a public preschool as well. For high school, Ashcroft High School is the nearby government option. Sadleir, Busby, Ashcroft and Mount Pritchard public schools are all close by, and James Busby High School is in neighbouring Green Valley.
The catchment warning: intake areas follow streets, not suburb lines, and they can change. Before you buy or sign a lease, put the exact address into the NSW Department of Education’s School Finder. We ask every family we work with to do this, and so does the school.
How do you get around Heckenberg without a train?
There’s no train station in Heckenberg. The nearest is Liverpool Station.
Buses run along South Liverpool Road, with a stop near Heckenberg Public School. South West Sydney’s bus network changed in June and July 2026, so don’t rely on an old timetable. Use the Transport for NSW Trip Planner. One welcome change from 21 June 2026: the Liverpool–Parramatta T-way service is now route 80, running every 10 minutes or better during the day and 24 hours a day, seven days a week.
Most locals drive. At the 2021 Census, 60.0% of working residents travelled to work by car and 4.3% used public transport (ABS). If you’ll commute to the city by train every day, factor in the bus leg honestly before you commit.
Shopping, parks and health care near Heckenberg
There’s no large shopping centre inside Heckenberg. The nearest are The Valley Plaza in Green Valley and Westfield Liverpool for the bigger shop. Liverpool Hospital, a major public hospital, is in the Liverpool CBD.
Green space is better than the suburb’s size suggests: 8 parks covering about 16.2% of its area (ABS data via propertyvalue.com.au).
The honest pros and cons of living in Heckenberg
What works:
- Freestanding houses on their own blocks make up most of the suburb.
- It’s priced below Green Valley and Hinchinbrook, with a similar location.
- Its own primary school and public preschool, with more schools a short drive away.
- Parks take up a decent share of a very small area.
What to weigh up:
- No train station, and buses only for public transport.
- Few shops inside the suburb itself.
- Only 23 house sales in a year, so the right home may take time to come up.
- Prices have already risen strongly, so the “cheap entry” window is narrower than it was.
Who Heckenberg is not a good fit for
Daily train commuters to the CBD will find the bus connection to Liverpool adds real time to every trip. Buyers after a lock-and-leave apartment will struggle, because there are very few. If you want a café strip at the end of the street, or a brand-new house with a builder’s warranty, look at newer estates further south-west. And if you’re an investor chasing high rental yields, read the next section first.
Is Heckenberg a good place to invest?
Here’s the gross yield, worked out, before costs:
- Annual rent: $630 a week × 52 weeks = $32,760.
- Gross yield: $32,760 ÷ $1,050,000 median price = 3.1%.
“Before costs” means before council rates, water, insurance, property management, repairs and any vacant weeks, all of which bring the real return down. Heckenberg’s yield is close to Busby (2.9%) and Cartwright (3.0%), so this isn’t a cash-flow suburb. It suits investors planning to hold for the long term. About half of Heckenberg’s households rent (48.7% at the 2021 Census), so you’d be entering an established rental market. If you buy here, our property management team can look after it.

Frequently asked questions about Heckenberg
Is Heckenberg NSW safe?
We don’t make safety claims about any suburb, good or bad. The best source is the NSW Bureau of Crime Statistics and Research (BOCSAR), which publishes suburb-level crime data you can check and compare with neighbouring suburbs yourself. We’d also suggest walking the street you’re considering at different times of day.
What is the median house price in Heckenberg?
The median house price in Heckenberg is $1,050,000 (published rounded as $1.1M), up 16.3% over 12 months, with a median house rent of $630 a week. Source: Cotality data via propertyvalue.com.au, houses, last 12 months, checked October 2026.
Does Heckenberg have a train station?
No. The nearest train station is Liverpool Station. Buses run along South Liverpool Road through Heckenberg, and South West Sydney bus routes changed in June and July 2026, so check the Transport for NSW Trip Planner for current routes and times.
Is Heckenberg a good place to invest?
It can suit a long-term investor, but it is not a high-yield suburb. The median house rent of $630 a week works out to a gross yield of about 3.1% before costs on the $1,050,000 median price. The 16.3% growth figure rests on only 23 house sales, so don’t treat it as a guide to future growth.
How big is Heckenberg?
Heckenberg covers about 0.9 square kilometres and had 3,263 residents at the 2021 Census. It’s one of the smaller suburbs in the 2168 postcode.
