The typical Green Valley house sold for around $1.2M over the past year. But the recent sales below range from about $1.26M to $1.92M, and where your home lands depends mainly on its block size, its condition, what can be built on the land, and what similar homes nearby have just sold for.
That gap is the honest answer. Selling, refinancing, sorting out an estate or just curious after a neighbour’s sale, here’s how to narrow it down for your own home.
How much is my house worth in Green Valley right now?
The median Green Valley house sold for $1.2M over the last 12 months, up 3.9% on 108 sales (Cotality, October 2026). Recent sales have ranged from $1,262,500 to $1,920,000. Your home’s value depends mainly on land size, condition, development potential and comparable sales on nearby streets.
You’ll see more than one median quoted online, and that confuses people. Cotality data published on propertyvalue.com.au gives the $1.2M median sale price above. OnTheHouse, also using Cotality data, estimates the median house value at $1,216,181 as at 30 June 2026.
They aren’t contradicting each other. The first is the middle of what actually sold; the second is a model’s estimate across every house, sold or not. Other websites use other time windows and models, so their numbers drift.
Either way, a median describes the suburb. It says very little about your house.
What recent Green Valley sales actually tell you
These are recent house sales in Green Valley, drawn from Pricefinder and NSW Valuer General data.
| Address | Sold | Price | Bed / bath / car | Land |
| 32 Lindeman Cres | Apr 2026 | $1,920,000 | 5 / 4 / 2 | 782 m² |
| 18 Whitsunday Cct | Jul 2026 | $1,600,000 | 2 / 1 / 2 | 700 m² |
| 20 & 20A Currawong St | Jun 2026 | $1,510,000 | 6 / 2 / 1 | 635 m² |
| 24 Coronation Dr | Jul 2026 | Withheld (vendor request) | 5 / 3 / 2 | 522 m² |
| 43 Lord Howe Dr | Jul 2026 | $1,262,500 | 4 / 2 / 2 | 701 m² |
Source: Pricefinder and NSW Valuer General data.
Look at the second and last rows. A two-bedroom house on 700 m² in Whitsunday Circuit sold for $1.6M. A four-bedroom, two-bathroom home on 701 m² in Lord Howe Drive sold for $1,262,500 the same month. Same land size, twice the bedrooms, and the smaller house sold for $337,500 more.
A table can’t tell you why. The usual reasons are condition, the street, the block’s shape and frontage, and what the buyer planned to do with it. Some Green Valley buyers want a home. Others want 700 m² of land that happens to have a house on it.
Then there’s 20 and 20A Currawong Street. Two addresses on one sale often means more than one dwelling on the block, and it sold for $1,510,000 on 635 m².
So bedroom count alone is a weak guide. In this suburb, the land and what the land allows can move the price as much as the house does.
What drives the value of a Green Valley house?
Block size, shape and frontage
The five sales above sit on blocks of 522 to 782 m². Area matters, but so does usability: a wide, level block with rear access beats a narrow or awkward one of the same size, because it’s easier to extend, add a granny flat or rebuild.
Zoning, and whether a granny flat or duplex is possible
This is the factor owners most often underestimate. Under the NSW Housing SEPP, a granny flat (officially a secondary dwelling) can be approved as complying development only on a lot of at least 450 m², and you can have one principal dwelling plus one secondary dwelling on the site. A floor-area cap also applies, generally 60 m².
Duplex or dual occupancy potential is a separate question. It depends on your zoning, lot size and frontage under Liverpool City Council’s planning controls and state rules, which have changed in recent years. Look up your address on the NSW Planning Portal to see your zone, and treat any duplex claim as unconfirmed until a planner or certifier has checked it.
Already have a granny flat or a converted garage? Find the approval paperwork. Buyers and their lenders will ask for it.
Condition and age
A well-kept older home and a tired one on the same street can sell a long way apart, because buyers price in every job they can see. Fresh, tidy and functional beats expensive and half-finished.
Bedrooms and bathrooms
They matter less than people expect, as the table shows. A second bathroom counts with families. A fifth bedroom carved out of the living room often doesn’t.
Street and position
A quiet street, a short walk to shops and schools, a decent outlook: buyers pay for these and mark down busy roads. Two houses a few streets apart can differ more than two houses in different suburbs.
Buyer demand on the day
Your result can hinge on how many buyers are active, interest rates, and what else is for sale that month.
Three ways to get a number, and which one you need
An online estimate
Free and instant, built from past sales and basic records. It never sees inside, so it misses renovations, defects, frontage and approvals, which is why the ranges run so wide. Fine for curiosity, risky for decisions.
A free agent appraisal
An agent inspects the home, compares it with recent comparable sales and gives you a likely selling range. It’s what most owners need before deciding whether to sell, but a court or bank won’t treat it as a valuation.
A formal valuation by a registered valuer
A paid report from a registered valuer. This is generally what you’ll need for a property settlement after separation, for estates and tax, or for a legal dispute. Ask your solicitor or accountant what they need before you pay for one.
Refinancing sits in between. Your lender will usually arrange its own valuation, but an appraisal first tells you whether the numbers are worth pursuing.
How to check Green Valley sold prices yourself
You don’t need to rely on an agent or a portal for this. The NSW Valuer General’s property sales information lets you search sales by suburb, street or individual property, going back to 2001. The figures come from Notices of Sale lodged with NSW Land Registry Services. There’s also an interactive land values and property sales map, and bulk sales data for download going back to 1990.
Compare like with like: houses, similar land size, sales from the last six to twelve months. A sale from three years ago tells you about three years ago.
One trap. The land value on your Valuer General Notice of Valuation is for the land only and is used to calculate land tax and council rates. It is not what your house would sell for.
What lifts a sale price, and what usually doesn’t
The cheap jobs tend to pay best:
- A deep clean, decluttered rooms and a tidy front yard, since the street view is the first photo buyers see.
- Fresh paint where walls are marked, plus fixing the small things that annoy, like dripping taps, broken blinds and sticking doors.
- Having approvals, receipts and warranties ready for any extension, granny flat or recent work.
What usually doesn’t pay off is a major renovation just before selling. A new kitchen can cost more than it adds, especially if the buyer plans to rebuild anyway. Talk to us before you spend big.

Green Valley has the highest median of the five and the slowest growth over the last year. That’s one year of medians on a modest number of sales, so a handful of big or small sales can swing it. It’s context, not a forecast.
If you own in a neighbouring suburb, we cover those too: Hinchinbrook, Busby, Heckenberg and Cartwright. For the lifestyle side of the comparison, our Green Valley suburb guide goes into detail.
How BJ’s free appraisal works
BJ Gregory does it himself. He’s the Director of Gregory Property Agents, a second-generation agent and a Class 1 licensed real estate agent (NSW Licence #20435105), and he has spent over 20 years working across Green Valley, Liverpool, Fairfield and South-West Sydney.
We’re an independent, boutique real estate agent in Green Valley, so the person you first speak to is the person who walks through your home. No handing you from one staff member to the next.
BJ looks at the house and the block, checks what the land allows and compares your home with recent comparable sales. You get a realistic range, the sales behind it, and a straight answer on what moves it. You don’t need to have decided to sell, and there’s no cost or obligation.
Questions Green Valley owners ask us
Are online property estimates accurate?
They’re a reasonable starting point and a poor finishing point. An online estimate comes from a computer model that uses past sales and basic property records. It can’t see your new kitchen, your cracked tiles, your frontage or your approved granny flat, which is why the ranges are often wide. Use one for a ballpark, then test it against real sold prices and an inspection.
What’s the difference between an appraisal and a valuation?
An appraisal is a real estate agent’s opinion of what your home would likely sell for, based on comparable sales and an inspection, and it’s usually free. A valuation is a formal report by a registered valuer. It costs a fee, and it’s the document courts, lenders and accountants generally rely on for separation, estates and tax.
Is a property appraisal free?
With Gregory Property Agents, yes. BJ Gregory’s appraisal is free and there’s no obligation to sell or list with us. A formal valuation from a registered valuer is a separate service and does carry a fee.
Does a granny flat add value in Green Valley?
An approved granny flat can add value because it gives buyers rental income or room for family, and it widens the pool of interested buyers. Under NSW planning rules, a granny flat can only be approved as complying development on a lot of at least 450 m². Approval is the key word: an unapproved structure can make buyers and lenders nervous. Check your block on the NSW Planning Portal.
Is the land value on my rates notice what my house is worth?
No. The land value set by the NSW Valuer General covers the land only, not the house on it, and it’s used to work out land tax and council rates. Your home’s market value includes the house and the land together, so the two figures are usually quite different.
