Busby suits families and first home buyers who want a freestanding house with a backyard in South West Sydney, and investors who are happy to hold for the long term. The median house price is $1,025,000, and the main trade-off is simple: there’s no train station, so you’ll live by the bus timetable or the car.
That’s the short version of living in Busby NSW. The rest comes from our team at Gregory Property Agents, an independent agency next door in Green Valley, led by BJ Gregory, a second-generation agent with more than 20 years working across Green Valley, Busby, Liverpool and Fairfield.
Is Busby a good suburb to live in?
Yes, for the right buyer. Busby offers freestanding houses at a median of $1,025,000, below Green Valley, Heckenberg and Hinchinbrook, with primary schools, buses and Liverpool’s hospital and shops close by. It suits families and first home buyers who drive. It suits daily rail commuters, and buyers who want a street where most neighbours own their homes, less well.
Where is Busby NSW 2168?
Busby sits inside the Liverpool City Council area, a few kilometres west of Liverpool’s city centre and about 37 km south-west of the Sydney CBD (Wikipedia). By road it’s further.
It’s a small suburb. You can drive from one side to the other in a couple of minutes, and the borders with Green Valley, Heckenberg, Hinchinbrook, Miller, Cartwright, Sadleir and Bonnyrigg are invisible on the ground.
A suburb built by the Housing Commission
Busby was developed by the NSW Housing Commission in the 1960s and 1970s as part of the Green Valley estate, and it’s named after James Busby, often called the father of Australia’s wine industry. We’ve told the estate’s story in our Green Valley suburb guide, so we won’t repeat it here.
For buyers, what matters is what that era left behind: modest, practical houses on usable blocks, and a lot of long-term residents. Over the decades many of those homes have passed into private hands, and plenty have been renovated or replaced.
Busby house prices and rents in 2026
The median house sale price in Busby is $1,025,000, up 13.8% over the past 12 months, and the median house rent is $580 a week (Cotality data via propertyvalue.com.au, last 12 months, checked October 2026).
Seen a different number elsewhere? That’s normal. Each provider measures a different period and set of sales, and in a suburb this size a handful of sales can shift the median. Treat it as a guide to the price bracket, never the value of a particular home.
Here’s how Busby compares with its neighbours, using the same source:
| Suburb | Median house price | 12-month change | Median house rent | Gross yield* |
| Busby | $1,025,000 | +13.8% | $580/week | 2.9% |
| Cartwright | $995,000 | +15.7% | $570/week | 3.0% |
| Heckenberg | $1.1M | +21.0% | $615/week | 2.9% |
| Hinchinbrook | $1,163,750 | +10.8% | $710/week | 3.2% |
| Green Valley | $1.2M | +3.9% | $660/week | 2.9% |
Source: Cotality data via propertyvalue.com.au, last 12 months, checked October 2026. *Gross yield calculated by us (weekly rent × 52 ÷ median price), before costs.
The working for Busby’s yield: $580 × 52 weeks = $30,160 a year, divided by $1,025,000 = roughly 2.9% gross. That’s before council rates, water, insurance, management fees, repairs and vacant weeks, so the net return will be lower.
Two things stand out. Busby is the second-cheapest of these five suburbs, behind only Cartwright. And its yield sits right in line with the others, so the lower entry price doesn’t cost you rental return.
What kind of homes will you find in Busby?
Mostly single-storey, freestanding houses from the Housing Commission years: brick or fibro, often three bedrooms and one bathroom, with a carport or single garage and a real backyard. Newer duplexes and townhouses have gone up where older homes were knocked down, so the streetscape is mixed rather than uniform.
We won’t quote a “typical” block size. Lots vary from street to street, and corner blocks are a different story again. Before you fall for a house, look the lot up on the NSW Planning Portal spatial viewer, which shows the lot size and zoning. Those two details tell you whether a granny flat, duplex or knock-down rebuild is worth exploring. Confirm with Liverpool City Council before you price any of it into an offer.
Get a proper building and pest inspection. Fibro from that period can contain asbestos, which changes a renovation budget.
Which schools serve Busby?
Three government schools carry the Busby name, and only one is in Busby itself. Busby Public School is the local K–6 primary. Busby West Public School, despite its name, is on Starling Street in Green Valley. James Busby High School, for Years 7 to 12, is on Brolga Crescent, also in Green Valley. Catholic and independent schools are a short drive away in the surrounding suburbs.
Being close to a school is not the same as being in its catchment. NSW public school intake zones follow streets, not suburb lines, so check the exact address on the NSW Department of Education’s School Finder before you buy or sign a lease. If schooling is driving your decision, read each school’s My School profile and book a visit.
Getting around: buses, trains and the car
Busby has no train station. The nearest is Liverpool, a short drive or bus ride east, with Sydney Trains services into the city.
Buses do most of the work. The Liverpool–Parramatta T-way runs past the suburb, and since 21 June 2026 its main service has been Route 80 (previously the T80). According to Transport for NSW, Route 80 now runs 24 hours a day: every 10 minutes during the day, every 20 minutes early morning and late evening, and hourly overnight. Local buses also run along South Liverpool Road to Liverpool.
Bus routes across South West Sydney were reshuffled in June 2026, so use the Trip Planner on transportnsw.info to find the stop nearest the home you’re looking at.
Most households here still drive. In peak hour the run to the CBD can be slow, so test the commute at the time you’d actually travel before you commit.
Shopping, parks and health
For everyday shopping there are small local shopping strips nearby, and Westfield Liverpool covers everything else. Liverpool Hospital, one of the major hospitals in South West Sydney, is a short drive away, and GPs, pharmacies and childcare centres are spread through the surrounding suburbs.
Green space comes as neighbourhood parks and sporting fields rather than one big reserve.
The honest pros and cons of living in Busby NSW
What works:
- A freestanding house with a backyard for less than you’d pay in Green Valley, Heckenberg or Hinchinbrook.
- Strong recent growth, with the median up 13.8% over 12 months.
- A frequent, 24-hour bus to Liverpool and Parramatta on the T-way.
- Liverpool’s jobs, hospital and shopping a few minutes away.
What doesn’t:
- No train station.
- Only 44.7% of homes were owner-occupied at the 2021 Census, so more than half are rented. Streets vary, so walk the street on a weekday evening and a weekend before you buy.
- A gross yield under 3% before costs.
Who Busby is not a good fit for
If you need a train within walking distance for a daily city commute, look elsewhere. The same goes if you want a brand-new home with no upkeep, or a street where almost everyone owns and stays put.
Investors chasing positive cash flow won’t find it here on the numbers alone. Busby is a long-hold play on land close to Liverpool, and nobody can promise how that plays out. If you do buy to rent, our property management team can look after the tenancy.
How Busby compares with Green Valley, Heckenberg, Hinchinbrook and Cartwright
Green Valley is the dearest of the five at $1.2M, and its 3.9% growth over 12 months was the slowest. Heckenberg, at $1.1M, grew fastest, up 21.0%. Hinchinbrook ($1,163,750) has the highest median rent at $710 a week, which lifts its gross yield to about 3.2%. Cartwright ($995,000) is the only one cheaper than Busby.
Our view: between Busby, Heckenberg and Cartwright, the price gaps are small enough that the individual house and street should decide it, not the suburb name.
What Western Sydney International Airport means for Busby
Western Sydney International (Nancy-Bird Walton) Airport opens to passenger flights on 25 October 2026, after freight flights started in July, according to the federal Department of Infrastructure. Busby is one of the established suburbs to the east of the airport, and the NSW Government has announced a new bus route, the 825, connecting Liverpool with it.
What it means for Busby prices, nobody can say with confidence, and we won’t pretend otherwise. It brings jobs to the region and a much closer airport. It may also bring flight paths and traffic that weren’t there before. If aircraft noise would bother you, check the published flight paths for the address before you buy.
Thinking of selling your Busby home?
A year of strong growth has plenty of owners asking what their place is worth. The answer depends on the house, block and street, not the suburb median. We’ve explained how home values are worked out and the steps to selling in separate guides.
The first questions we’d ask are practical. Has the home been updated? What are the lot size and zoning? Will a buyer’s building inspector find anything? Answer those before you list and you can set a realistic price from day one. As your real estate agent in Busby, BJ handles that first conversation and the appraisal himself.
Frequently asked questions about Busby
Is Busby NSW safe?
Check the facts rather than the reputation. The NSW Bureau of Crime Statistics and Research (BOCSAR) publishes recorded crime by suburb and local government area in its online crime tool, so you can compare Busby with neighbouring suburbs and with the Liverpool area as a whole. Then walk the street at night and on a weekend.
How far is Busby from the Sydney CBD?
About 37 km south-west of the CBD, and further by road. Busby has no train station, so most people drive, or take a bus to Liverpool station and catch the train from there. Peak-hour trips can be slow, so test the commute at the time you would travel.
What is the median house price in Busby?
The median house sale price in Busby is $1,025,000, up 13.8% over the past 12 months, with a median house rent of $580 a week (Cotality data via propertyvalue.com.au, checked October 2026).
Is Busby a good place to invest?
It can be, for a long-term holder. The gross rental yield is about 2.9% before costs, similar to nearby suburbs, so the case rests on holding land close to Liverpool rather than on cash flow. With 44.7% of homes owner-occupied at the 2021 Census, there is an established rental market.
Does Busby have a train station?
No. The nearest station is Liverpool. Route 80 buses on the Liverpool–Parramatta T-way run 24 hours a day and every 10 minutes during the day, and local buses also run to Liverpool.
