Living in Ashcroft NSW suits families and first home buyers who want a freestanding house close to Liverpool, with a median house price of $1,097,500. The trade-off is the car: there is no train station in the suburb, and most big shopping and services mean a short drive into Liverpool.
That’s the short answer. The longer one is below, from us at Gregory Property Agents, an independent agency based next door in Green Valley. BJ Gregory, our director, is a second-generation agent who has spent more than 20 years working across Ashcroft, Green Valley and the rest of South West Sydney.
Is Ashcroft a good place to live?
Yes, for the right buyer. Ashcroft is a small suburb of mostly three-bedroom houses in the Liverpool City Council area, with its own public and high school and Liverpool’s station and hospital nearby. It suits buyers who drive; it’s a harder fit if you need a train at your door.
Where is Ashcroft, and what was it before?
Ashcroft is one of eight suburbs in postcode 2168, in the Liverpool City Council area. Its neighbours are Heckenberg, Sadleir, Cartwright, Mount Pritchard, Lurnea and Liverpool itself, which sits along its eastern side.
It is small. The 2021 Census counted 3,634 residents, with a median age of 32.
(Quick note: Ashcroft Avenue in Casula is a different place entirely.)
Ashcroft began as part of the 1960s Green Valley Housing Commission estate and was officially gazetted as a suburb in 1972. We tell the estate’s full story in our Green Valley suburb guide, so we won’t repeat it here.

Within 2168, Ashcroft is one of the suburbs closest to the Liverpool CBD. If you want to see how it compares with the other seven suburbs, our 2168 property market update lays them out side by side.
What the 15.8% rise does and doesn’t tell you
The growth is real. But it rests on 48 house sales.
In a suburb this size, a run of renovated homes or bigger blocks selling in the same year can lift the median noticeably, and a quieter year can pull it back. Read the figure as “prices rose strongly over the past 12 months,” not as a trend line to extend. We don’t forecast prices, and we’d be cautious of anyone who does.
For buyers, the 21-day average on market is the more practical number. Well-presented homes don’t wait around, so have your finance pre-approved before you start inspecting.
What kind of homes will you find in Ashcroft?
Mostly houses. At the 2021 Census, 77.6% of occupied homes were separate houses and 20.8% were flats or apartments. Townhouses and semis barely register, at 0.5%.
Three bedrooms is the standard: 54.5% of homes had three bedrooms, 23.9% had four or more, and 12.3% had two. Because the suburb grew out of the original estate, updated older homes often sit beside ones that haven’t been touched.
It is also a suburb with a large rental market. Just over half of occupied homes (51.3%) were rented in 2021, and 43.4% were owner-occupied.
Block size, zoning and granny flat potential vary by address, so check before you get attached to a backyard. Look the property up on the NSW Planning Portal Spatial Viewer for its lot size and zoning, then confirm what you can build with a Section 10.7 planning certificate from Council. BJ gives every buyer the same advice here: if the granny flat is part of your plan, get it in writing before you exchange, not after.
Schools in Ashcroft, including Ashcroft High School
Ashcroft has a public primary and a public high school inside the suburb.
Ashcroft Public School runs from Preschool to Year 6, with an onsite preschool.
Ashcroft High School is a Year 7 to 12, co-ed comprehensive government high school. Other public primary schools sit in the neighbouring 2168 suburbs.
A catchment warning. Living in Ashcroft doesn’t automatically place you in the catchment for either Ashcroft school. Catchments follow the address, not the suburb name. Enter the exact property into NSW School Finder before you buy, and if one school really matters to you, ring the school office and ask.
Getting around: a car suburb with Liverpool next door
There is no train station in Ashcroft. The nearest is Liverpool, which has Leppington & Inner West Line, Liverpool & Inner West Line and Cumberland Line services.
Local buses link Ashcroft with Liverpool and nearby suburbs, but South West Sydney’s bus network changed in June and July 2026, so older timetables may be out of date. Check your trip on the Transport for NSW Trip Planner before relying on a route.
Two of those changes help Ashcroft residents once they reach Liverpool. According to Transport for NSW, route 80 (formerly T80) to Parramatta via the T-way now runs every 10 minutes or better during the day and 24 hours a day. A new route 825 links Liverpool with Western Sydney International Airport.
Most locals drive. In 2021, 55.8% of employed residents travelled to work as a car driver and another 5.6% as a passenger, while 5.7% used public transport for at least part of the trip. The Hume Highway runs through Liverpool, and the M5 and M7 motorways are a short drive from the suburb.
Shopping, parks and health
For a big shop, most residents head into the Liverpool CBD or to centres in the neighbouring 2168 suburbs.
Green space is easier. Cotality’s suburb profile counts 11 parks in Ashcroft, covering nearly 20.9% of the suburb’s area.
Liverpool Hospital, on the corner of Elizabeth and Goulburn Streets, is close by. South Western Sydney Local Health District describes it as the largest hospital and tertiary referral centre in NSW.
Living in Ashcroft NSW: the honest pros and cons
What works well
- Freestanding houses are the norm, and three-bedroom homes make up more than half the stock.
- A public primary (with preschool) and a public high school are inside the suburb.
- Liverpool’s CBD, station and hospital are on your doorstep.
- Plenty of park space for a suburb this compact.
What to weigh up
- No train station in the suburb, so daily life leans on a car.
- Prices have moved quickly, and the 15.8% figure rests on only 48 sales.
- Low rental yield for investors (about 2.8% gross).
- A large rental market. Visit the street at different times and talk to neighbours to get a feel for it.
For safety, we don’t make claims either way. Look Ashcroft up on BOCSAR and compare it with nearby suburbs.
Who Ashcroft is not a good fit for
If you need to walk to a train every morning, Ashcroft will frustrate you. The same goes for buyers who want a newer townhouse or a low-maintenance apartment: there are very few townhouses, and the market here is built around houses.
Cash-flow investors should look elsewhere too. And if you want cafés and shops within a five-minute walk, a suburb closer to a town centre will suit you better.

Is Ashcroft a good place to invest?
Here is the yield working, so you can check it yourself:
- $600 a week rent × 52 weeks = $31,200 a year
- $31,200 ÷ $1,097,500 median price = about 2.8% gross
That is before council rates, water, insurance, management fees, repairs and loan costs, so your net return will be lower. Ashcroft is a buy for land and long-term holding, not for income.
If you do buy here as an investor, our team handles property management across 2168, and BJ is happy to talk through rents for a specific house before you commit.
